10/26/2023 Site Planning Conversation around Building Hope for the Future
On Thursday evening, 10/26/23, the building team met with IDG. They presented site scope for the north side of the parking lot along with plans for handling storm water runoff. Additionally design concepts were presented for landscaping the south side along with parking lot options for the west and east sides of the property.
Schematic design is continuing and IDG has been in contact with Berghaus Organ Company regarding accommodations for our organ. The goal is to complete schematic design and have pricing around the thanksgiving holiday timeframe. At that time, the building team will be able to assess building costs and options with the capital campaign results.

The meeting was called to order at 6:30 PM.

Discussion:
Dale started the meeting by setting the agenda and topics for tonight which will include:
1) Site scope and feedback on design concepts.
2) Proceed with organ vendor, Berghaus Organ Company.
3) Effective and efficiency for new worship space.
4) The goal is to obtain pricing based on schematic design is before Thanksgiving.
Dale indicated he has made initial contact with Berghaus through email and he should have enough information to have a meeting during the week of November 13th.
There was a discussion by the building committee on how to move forward. The design concept seems to be too expensive for the budget from the capital campaign, but pricing based on the design concept from Fransen Pittman Construction has many assumptions built in. Dennis recommended that we continue going down the path of getting pricing based on schematic design. At that point, we will be able to assess value based on priorities.
Seth from IDG presented design concepts for the site plan. The major changes will include re-paving the north side of the parking lot, address storm water drainage flow (west to east) including a water retention area in the northeast corner of the property. Storm water mitigation will be required by the city, but will result in a loss of 5-7 parking spots in the corner. Additional design concepts were presented for additional parking in the northwest portion of the property.
One critical assumption has been that the new worship space will be at the same elevation as the existing building.
ADA access to the building will be from the east side.
Jim from IDG presented two design concepts for the front of the building (south side). The first concept had a plaza in front with benches and an optional sculpture element as well as a pathway from the Nave to the columbarium. The second concept had a similar theme, but more of meandering path along with berms.
Next, Jim presented some design concepts for adding basketball and volleyball courts onto the western portion of the property for inclusion of youth and anchor house residents. Most of these concepts also included a Ga Ga ball pit. In all concepts, the Annex was removed from the property. It was thought that these concepts could be done in a later phase of the project.
For additional parking, the current lawn on the east side of the property could be converted to a small parking lot.
The recommendation from the building committee was to “move” the garage to the west (move or tear down and replace) and add a parking lot parallel with the northern property line that flows westerly from the existing garage site. This would result in more than 40 additional parking spots. Seth indicated the parking lot could be paved or it have a gravel surface.
Dale mentioned that the roof line of the worship space in the design concept is about 10” too high for compliance with the building code. Mitigation will need to be figured out along with the organ space design.
Other storm water issues to be considered: if the loop drive on the east side is eliminated, then it will help reduce the size requirement of the retention area in the northeast corner, but retention would still be needed.
Seth indicated he prefers to work with existing storm water flows on the site because it is most cost effective.
