On Thursday evening, 12/7/23, the building team met with IDG. They provided a general design update on the organ’s spatial requirements and requested feedback on options and design alternatives. A structural floor with a crawl space for the nave was recommended. Several design alternatives were discussed, each with different scope with the intention of asking Fransen and Pittman for pricing of the alternatives. Pricing is anticipated next month for the design alternatives.

The meeting was called to order at 6:40 PM.

Opening: PScott opened the meeting with a prayer.

Discussion:

Dale started the meeting by stating the goal of confirming direction for alternatives and providing architectural design updates. Looking ahead, there is a goal of getting pricing based on schematic design before Christmas which will enable getting pricing from Fransen Pittman in mid-January.

Dale provided drawings of design alternative 1 which included two options: 1A and 1B. The differences in the design surround the floor of the Nave. 1A has a concrete deck and crawl space underneath where the HVAC supply and return ducting would be placed. 1B is a floating slab design with HVAC ducting running in the ceiling which would require the ceiling to be lowered to accommodate room for the ducts.

1A: small amount of deflection in the floor might be felt, expected to be more economical, allows flexible runs of cables in the future using the crawl space, requires ventilation of the crawl space.

1B: solid concrete floor will not have any deflection, visual differences due to HVAC ducting in the lowered ceiling

There might be acoustic differences between these options, but it’s not well understood at this point.

IDG recommends alternative 1A with the crawl space. The building team agreed. If deflection is a problem after completion, a few more caisons could be added.

IDG has had two rounds of meetings with Berghaus, the organ vendor. Berghaus requires three chambers, clear space above them, and a certain size to the openings. The chambers are per Berghaus recommendations. They also recommend not to have any direct sunlight in the chambers due to temperature and humidity concerns. Thus, the stained-glass window on the south side will need to changed.  The organ pipe arrangement provided in the drawing are only a placeholder at this time.

Confirmed by LCHope: bells will be part of the organ system, and it is not a hybrid system.

For the sound booth, sliding windows into the nave is the preferred design along with air ducting for electronic equipment. In the future, we may use the space for AV production so some sound isolation from the Nave is desirable through the use of sliding windows.

Latest design concepts include 2 colors of brick on the front (south side). Dormers were added on east and west side of the Nave roof to increase light in that space. The current skylight in the narthex may interfere with the HVAC unit, so it may need to be replaced with cans due to flexibility of placement. The sides of the building will include stucco and brick. The west side will have surface drainage between the parking lot and the building. The design of the front will need to change. There have not been any conversations about the need for solar, but pre-wiring is expected to be required. The new design will be done in an energy conscious manner.

Next schematic design alternatives were presented.

The base bid will have an all-new narthex, restrooms and offices along with a re-located spire. Alternative 1a will drop the office addition. Alternative 1b will include renovation of the narthex, restrooms, and adjacent rooms, but will drop all south wing changes which include new music room, new restrooms, and office addition.

The base bid will have glulam beams in nave. Alternatives will be for steel structure wrapped in wood millwork.

The base bid will include a parking lot on the northwest side with existing garage remaining. Alternatives include gravel in the new parking lot with car curb stops, and dropping the new parking lot.

The base bid will include demolition of the front drive, new walkway, turf, and walkway o columbarium. Alternatives include design changes for 1a above, 1b above, and modification to the existing drive to support a T-turn around at the new building.

Fransen Pittman wants an agreement in place before providing pricing. They indicated the document was sent to the church, but it has not been received. The exact terms are not known, but it is expected that the cost of this pricing work would be rolled into the construction phase if they are selected.

 

The next meeting is expected to be longer due to all the schematic design alternatives and pricing to discuss.
